Cleaning the Property Visit

    • General Cleaning:
      • Vacuum and mop all floors.
      • Wipe down walls, skirting boards, and light switches.
      • Dust and clean all surfaces, including shelves and cupboards.
      • Clean windows, sills, and blinds.
      • Empty and clean all bins.
      • Dust tops of doors
      • Clean skirting boards
    • Kitchen:
      • Clean all appliances (oven, hob, microwave, fridge, freezer, dishwasher). 
      • Defrost and clean the refrigerator and freezer.
      • Wipe down worktops, splashbacks, and cupboards.
      • Clean sink, taps, and remove any limescale.
    • Bathrooms:
      • Clean and disinfect toilet, sink, and bathtub/shower.
      • Wipe down mirrors and any glass surfaces.
      • Clean and empty bathroom cupboards.
    • Bedrooms & Living Areas:
      • Remove all personal belongings.
      • Dust and clean light fittings and ceiling fans.
      • Ensure carpets are cleaned or vacuumed.

Remove All Personal Items:

  • Ensure all personal belongings are removed from the property, including the garage, loft, basement, and outdoor areas.
  • Dispose of any waste or unwanted items appropriately according to local council regulations.

Final Inspection Preparation:

  • Inventory:
    • Compare the current state of the property with the move-in inventory, as required under the Private Residential Tenancy (PRT) agreement.
  • Keys:
    • Gather all sets of keys (including those for the mailbox, garage, and any additional copies).
    • Return all keys to the office
  • Security Devices:
    • Return any security fobs or access cards.

Documentation

 

  • Photographs:
    • Take detailed photographs of the property after cleaning and repairs as evidence of the condition upon move-out.
    • Focus on areas where damage was repaired or where significant cleaning was done.
  • Forwarding Address:
    • Provide your PM with your new address for the return of the tenancy deposit.

 

Utility Accounts

  • Final Readings:
    • Arrange for final meter readings for utilities such as gas, and electricity. Notify the utility providers of your move-out date and provide them with your final readings.
  • Bill Settlement:
    • Ensure all utility bills are settled to the move-out date.
  • Service Cancellation/Transfer:
    • Cancel or transfer any ongoing utility services to your new address.

Tenancy Deposit

  • Review Tenancy Agreement:
    • Check your PRT for conditions regarding the return of the tenancy deposit.
    • In Scotland, deposits are protected in a government-approved tenancy deposit scheme, so ensure you understand the process for getting your deposit back.
  • Final Walkthrough:
    • Arrange a final walkthrough with the landlord or letting agent to discuss any potential deductions from the deposit. Request a copy of the final inspection report if applicable.
  • Dispute Resolution:
    • If there is a dispute regarding the deposit return, contact the tenancy deposit scheme where your deposit is held to begin the dispute resolution process. Scottish tenancy deposit schemes provide a free service for resolving disputes.

Notify Relevant Authorities

  • Council Tax:
    • Inform the local council of your move-out date to adjust or cancel your council tax payments.
  • Electoral Roll:
    • Update your address on the electoral roll.
  • TV Licence:
    • If you have a TV licence, notify the TV Licensing authority of your move.
