Student Lets for August / September 2019
Student lets for August/ September 2019 will be coming on the market soon however, due to a change in legislation, outlined in more detail below, our properties may not all be available as early as they have been in previous years. Things will be a bit different this year. Please note that landlords will not accept an application requesting a move in date more than a month after the available date eg if the available date is shown as 1st February, the landlord will only consider move in dates until the 1st March. This would not be available for a September move in.
Under the new private residential tenancy agreements effective 2017, we are unable to advertise any of our student properties for 2019/2020 until our current tenants give notice. However, we are currently in the process of contacting our student tenants to find out their intentions for next year. If they advise that they intend to move out of the property at the end of the current academic year, and give us permission to do so, we will advertise the property and conduct viewings. HOWEVER, due to the Scottish law surrounding the new PRT agreement and notice periods, we are unable to physically sign a tenancy agreement with anyone until around 28 days before the tenancy start date, therefore, if you apply for one of these properties, you may be sent a CONDITIONAL OFFER pending the current tenants following through on their intentions to leave. Should the tenants change their minds with regards to leaving, the conditional offer will be withdrawn. We will continue to help those affected by the withdrawal of the conditional offer and do our best to recommend and advise of any similar properties at the time. The application process is summarized below;
STUDENT PROPERTIES – 5 STEP PROCESS
1. Submit an application to rent the property with your group
2. Find out (within 2-5 working days) if you have been provisionally accepted on a conditional offer*
3. Meet your Property Manager for an overview at our office to go through your conditional offer
4. 28 days prior to conditional tenancy start date, sign your private residential tenancy agreement this can be done online if you are not in Edinburgh at the time – note that your deposit will be due (equal to 1 month’s rent) prior to signing
5. Move in on your tenancy start date.
*NB: The offer made in step 2 is conditional and may be withdrawn at any point up to 28 days prior to the proposed tenancy start date, depending on the current tenants’ intentions. In this case your deposit will be refunded, and you will be given first refusal of any similar properties.
